Home inspections date back to the mid-1950s, but by the early 1970s, they had become widely regarded by consumers as a critical part of the real estate process. This growing demand stemmed from buyers’ increasing desire to understand a property's condition before committing to a purchase. To meet these expectations, home inspections evolved into a specialized field, distinct from construction, engineering, architecture, or municipal building inspections. This profession requires its own set of standards, skills, and qualifications. In response to this need, the American Society of Home Inspectors (ASHI) was established in 1976. ASHI introduced the Standard of Practice for Home Inspections and a Code of Ethics, empowering buyers and sellers to make informed decisions during real estate transactions based on reliable and accurate information.
